We look forward to hosting you at The Historic Hill House and Farm and hope you enjoy your historic Texas country getaway.

Cancellations: Deposits are refundable, less a $50 administrative fee per room, if canceled at least 14  days in advance of arrival. At 14 days prior to arrival, we will charge the remaining balance of the room and tax charges to the credit card on file. Cancellations due to Covid-19 fall under this cancellation policy as well and no exceptions will be made. Reducing the length of stay or an early departure within 14 days of your arrival is considered a cancellation. To mitigate this risk, we recommend that you consider the purchase of travel insurance.  Due to the small size of our inn, we are greatly affected by untimely cancellations, and we firmly adhere to our cancellation policy.

Arrival and Departure: Check-in is between 4 pm and 6 pm.  Please let us know if you are arriving after 6 pm.  Check out is 11 am. Quiet hours on the property are from 10 pm to 8 am. The Historic Hill House and Farm is located at 3603 FM 1725, between New Waverly and Coldspring, 30 miles north of The Woodlands and 60 miles north of Houston near the Sam Houston National Forest.

Deposits: Room reservations require a deposit of 50% of the stay, preferably on a major credit card.

Credit Card Payments: The Historic Hill House and Farm accepts all major types of credit cards, including Visa, Mastercard, Discover, and American Express. All credit cards are processed in the USA.

Children: We welcome children at all times during the year.  Please let us know if you are bringing children with you for your stay.  We require families with younger children to have dinner during our designated family dining service.  Minor children must be accompanied by an adult at all times on the property. The responsible adult must agree to not leave a minor child unattended on the premises at any time during their stay and to control the minor's behavior during their stay so as to preserve the expected peace and quiet of other guests and to prevent any injury to any person or damage to any property.

Additional Guests: All rates are based on double occupancy.  Specific rooms with pullout sofas will allow for up to four additional guests.  There is an additional charge of $50 plus taxes and 20% service charge per person per night. To maintain exclusivity to overnight guests, visitors not staying on the property are not allowed unless dining in the restaurant.

Smoking: Our property is a smoke-free facility. There is no smoking allowed indoors or outdoors. There is a $250 penalty for violating the policy.

Alcohol: Under Texas Alcoholic Beverage Commission (TABC) rules, no outside alcoholic beverages are permitted on the property.

Pets: We love animals, but unfortunately, we are a pet-free property. The only exception is for those requiring the use of a service animal. We will be happy to refer you to a local kennel.

Dining: The restaurant at This Historic Hill House and Farm is open to hotel guests only for breakfast and lunch (except Sunday Brunch).  Breakfast is served in the dining room from 8:30 am through 9:30 am.  Lunch is available from noon until 2 pm.  Dinner seating runs from 5 pm through 8 pm.  Our 5 pm dinner service is reserved for those guests with children under the age of 10. Reservations are required for dinner and Sunday brunch service.

Gratuities: The Historic Hill House and Farm is a gratuity-free property.  Tips are neither recommended nor accepted.  Our staff is compensated competitively through our stated rates and 20% service charge that is applied to all services.  We are thrilled to provide each of our guests with the ultimate service experience.  If you believe we achieved this, you can further recognize our performance by visiting our property again in the future, telling your friends and family, and/or submitting an online review.

Dress Code: The Historic Hill House and Farm is a casual facility, but we request guests adhere to a business casual standard for the dining room. Also, shoes and shirts are required in the restaurant and common areas at all times.

Damages: Any damages to hotel property, whether accidental or willful, is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to the credit card on file. In extreme cases, criminal charges will be pursued.

Property Risks: Please remember that you are in the country and will be exposed to nature.  As such, be aware that risks abound, including, but not limited to the following:  snakes and other wild and potentially dangerous animals, poisonous plants, and dangerous terrain. If you are injured or feel at risk, please call 911 and/or let the staff know.
